Rights
The
majority of disputes between Oregon landlords and tenants are
over rent, security deposits and the tenants' rights to
privacy verses the landlords' rights to enter the property
they own.
Make
sure the rent to be paid, how often and by what dates is
clearly spelled out in the lease you sign. Make sure
use of the security deposit is clearly laid out. Do
a walk-through when you move in and make sure existing
damage is noted on a move-out checklist.
Most
states, but not all, require that a landlord give advance
notice before entering the rental unit.
Generally,
an Oregon landlord has a legal responsibility to provide a
habitable premises, including adequate heat, electricity
and water. It must also be clean and structurally
safe.
Get
everything in writing. Put requests for repairs in
writing. Ask for responses in writing. Keep a
copy of all correspondence. Making sure everything
is in writing will help protect your rights if you happen
to land in court.
Buy
Oregon renter's insurance. This will cover your personal
property in case of damage or theft. It's cheap and
very worth the price. Your landlord is not
responsible for protecting your personal property.
Talk
to your landlord when an issue arises. Many problems
can be avoided or solved with a little communication, and
it may help you avoid a legal battle. Remember to
get all communications in writing.
